Buy Of The Week – Stunning Sapphire Residence with Amazing Views!
Sapphire Tower is located in Downtown San Diego’s Columbia District. Sapphire Tower is unique because it is the lowest density luxury tower. The 33 story tower only has 97 residences, so it has a boutique feel. The building’s elegant and modern design combined with spacious floor plans make this one of my favorite buildings in Downtown. Sapphire Tower has a 24 hour concierge, large lap pool, spa, fitness facility, men’s/women’s sauna, BBQ area, sun deck, and a community room with a conference table and TV.

Why Is This A Great Buy?
If you are looking for a spacious condo with a view, this is hard to beat. First off, it isn’t easy to find great view condos this size. You would likely be looking at penthouse style homes, which would typically run you $3+mil. This is a one of a kind residence! The owners purchased two residences from the developer and had the builder combine the units into one. This home is very similar to the half floor penthouses you can find on the 24+ floor, but it comes at a much lower price. In April of this year, we sold unit #2402, which is the lowest south floor penthouse, for $2,700,000. This residence is very comparable to #1803/4, which is only asking $2,250,000 and even comes with a 3rd parking space.
The HOA dues are technically about $2,000 a month because they combined 2 units, but the sellers are willing to pay 5 years of one of the HOA dues, which means you would only be paying 1,170 per month. If you also consider the fact that you would be saving $450,000+ between this residence and #2402, that would be a savings of approximately $442.50 just in property taxes per month. The 3rd parking space is also very nice to have. If you decided you didn’t need it, you could rent spaces out for approximately $150-$200 per month! That means you have $450,000+ in the bank, have a property tax savings of $442.50 per month, and could rent the parking space out for approximately $175 per month when comparing to the closest sale in the building.
