My Top 8 Favorite Buildings in Downtown San Diego

Clients often ask me what my favorite building is, which is a very difficult question to answer. I don’t have 1 favorite building in Downtown San Diego, but I decided to put together a list of my top 8. These buildings are sorted by alphabetical order, not by most favorite first. There are so many great buildings Downtown and the truth is, every building has its positives and negatives.

Aperture – 1494 Union, San Diego, CA 92101

Aperture is my favorite high rise in Little Italy! The building takes up 1/4th of the lot and features 86 condos spread out over 11 floors. The penthouse condos are very unique, as they are all 2 story townhouse style residences. The condos have very spacious layouts and proportional bedroom sizes. Many of the balconies are also a generous size.

The building doesn’t have any amenities, but offers low homeowner’s dues. There is a very clean modern design throughout the building, which includes exposed concrete features. Many of the condos offer city and some bay views. Similar to other CityMark projects, Aperture has high ceilings which make the residences feel very spacious. The developer also did a good job with the floor plans. This is a great building for someone who doesn’t want high homeowner’s dues, but wants quality construction.

Bayside – 1325 Pacific Highway, San Diego, CA 92101

Bayside is located in Columbia District and is one of the most luxurious buildings in Downtown San Diego. The building was completed in 2009 and contains some of the highest quality finishes throughout.  Since Bayside is front row along the San Diego Bay, the building offers fantastic views from many of its residences. The location offers easy access to Little Italy, which starts one block north. Pacific Highway has many improvements planned over the next 10 years, so it might be the perfect time to consider a home in Bayside!

The community has a vast array of amenities that include a wine tasting room, movie theater, community room with billiards, lap pool, spa, sauna, steam room, fully equipped fitness facility, concierge, and a BBQ area for its residents. Each kitchen in Bayside features high end stainless steel appliances such as Viking & Miele, as well as Snaidero cabinetry. As far as quality, amenities and design goes, this is one of my favorite options!

M2i – 527 10th Ave & 1050 Island Ave, San Diego, CA 92101

M2i is in East Village just 3 blocks from Petco Park. The complex features 2 separate lobby entrances, a large fitness facility, secure entry, under and above ground parking, as well as a rooftop deck with BBQs and a fireplace. The complex has a very well landscaped central courtyard with a tropical feel. The building offers spacious homes, open concept floor plans, customizable layouts, and low homeowner’s dues.

M2i is very modern and many of the floor plans are great for entertaining. The 11′ ceilings (15’+ on the top floor) mixed with the loft style residences add so much volume to the space. The building also has exposed concrete features, which also add to modern loft feel. Since a large majority of the building was sold without the bedrooms built out, the units were like blank canvases. You will find many different configurations throughout the complex.

Parkloft – 877 Island Ave, San Diego, CA 92101

Parkloft is in Downtown San Diego’s East Village and is located just 1 block from Petco Park. The architecture and style of the homes resembles that of the SoHo and Tribeca areas of New York City, rather then that of Downtown San Diego. The building is completely different from anything else you will see in our downtown.

Parkloft offers the true urban experience with large spacious floor plans and exposed concrete features, duct work, electrical and plumbing. Since the building was built in 2003, many of the owners have put thousands of dollars into their homes to customize the space and layouts making each condo extremely unique. The community has a 24 hour lobby attendant, fitness facility, secure underground parking and a common area courtyard.

Pinnacle – 550 Front St, San Diego, CA 92101

Pinnacle, Marina District, San Diego

Pinnacle is located in the Marina District and is currently the highest price per square foot in Downtown San Diego out of the existing buildings. This will shortly be surpassed by Pacific Gate once it is completed. Pinnacle has the perfect combination of a great location, luxurious finishes, and fantastic amenities, not to mention some of the best views in Downtown San Diego.

The developer put marble floors, Snaidero cabinetry, top of the line appliances, and floor to ceiling windows into each home. What makes Pinnacle unique when compared to a large majority of downtown communities is that the average ceiling height in the building is 10’6″ versus the standard 9′ ceiling heights in other luxury high rises. Pinnacle is the premier building in quality and luxury!

The amenities in the community include an Olympic size lap pool, spa, BBQ area, fitness facility, concierge, 24 hour security, community room with billiards, movie theater, and even a guest suite.  Pinnacle is located in the heart of the Marina District, just steps from shopping, grocery stores, the bay, and so many restaurants you will never have the chance to experience them all!

Renaissance – 645 Front St, San Diego, CA 92101

Renaissance is also part of the Marina District and is located on arguably one of the most convenient lots in Downtown San Diego. The building is directly across the street from Ralph’s Grocery Store and Jimbo’s Natural Foods Grocer, as well as Horton Plaza. Renaissance is also just a short walk to both the Bay and Gaslamp. In the base of the building, there is a Postal Annex, Wells Fargo, Croceivia Coffee House and Vitality Tap Juice.

The complex features two towers mainly comprised of 2-3 bedroom residences. The developer did a great job of creating great usable floor plans, majority of which feature split bedroom layouts. The developer also included 1/2 bathrooms in 4 of the 6 floor plans throughout the majority of the floors. All 1st and 3rd floor residences consist of two story homes, which are all unique floor plans. Once you reach the 20th floor in each building, the condos jump greatly in size. Renaissance is best known for their generous bedroom sizes.

The community features a heated salt water pool, spa, fitness facility, 2 commercial BBQs, outdoor fireplace, conference room, and 2 separate lobbies. Each lobby has its own 24 hour attendant. There is also an attendant at the garage for 16 hours per day to monitor parking, grant guests access, and do hourly security sweeps.

Sapphire Tower – 1262 Kettner Blvd, San Diego, CA 92101

Sapphire Tower is located in Columbia District, just 2 blocks from Little Italy. This building is unique for a few reasons. First, the complex has only 97 units total. For a high rise of this height, this is very unique and it provides a feeling of exclusivity. Second, the top 10 floors (more than 1/3 of the building) are part of their penthouse series. There are only 2 units per floor consisting of a north and south penthouse. Each of these residences have their own private elevator access and lobby!

The building’s design choices, from the finishes to the common areas, are some of my favorite. The kitchens have dark rich European cabinetry with lighter exotic marble counters. These sophisticated residences also feature 10′ ceilings and floor to ceiling windows that wrap around the entire living area. Sapphire Tower actually has my favorite floor plan in Downtown San Diego. High floor “01” units are just under 2,000 square feet and have a very large living/entertaining area, as well as a wet bar. There is a large terrace off of the west side of the unit and has amazing views of the bay, Coronado, and Point Loma. Sapphire Tower features an elegant lobby with an attendant there 24 hours a day, lap pool on the south side of the building, spa, sauna, BBQ area, club room with conference area, and fitness facility.

The Mark – 877 Island Ave, San Diego, CA 92101

The Mark is located in East Village, just 2 blocks from Petco Park.  The Mark is arguably the most sought after building in East Village. The building offers a wide array of condos from 1 bedroom to 3 bedroom homes. Residences feature floor to ceiling glass windows, European cabinetry, granite slab counters, exposed concrete features, and spacious floor plans.

What makes this building special to East Village are the fantastic amenities at reasonable homeowner’s dues. The Mark has a 55′ lap pool, large spa, and sundeck that are on the south side of the building, which is great for sun exposure. The community also features a fitness facility, BBQ area with seating, cabanas, conference room, 24 hour lobby attendants, and a freight elevator/loading dock for moves. All of this for homeowner’s dues in the $700’s. The only other building with similar amenities in East Village is The Legend, which has dues that are often in the 900’s per month.
