Why is this a great deal?

I initially wrote about this property in September when it was listed for $949,000-$969,000. I already thought it was a great deal at that price, but since then it has been reduced almost $100,000! The property was initially listed for $1,200,000 over a year ago. Once a property sits that long, it often becomes stale. Reduction after reduction, it looks better and better. This is now an amazing deal.

In February of this year, I sold the same floor plan in the North Tower for $965,000 just 5 floors higher. The average sales price per square foot in the building is currently at $585. This residence is priced at $517.59/sf at the high end of it’s range. Not only is it listed way below market, the residence is also completely upgraded. Since the owners purchased the property in 2013, they have installed motorized blinds, remodeled the kitchen and bathrooms,  replaced all of the flooring, and repainted.

When property sits on the market, but the sellers are motivated, it creates a perfect storm. The fact that they have had this property listed over a year and it sits vacant shows that the seller actually wants to sell. This creates a great opportunity for buyers! Don’t let this one slip by.
