What makes this property great?

I typically choose property based on value buys, but this time is a little different. Don’t get me wrong, I do believe it is a good value, but in reality I am choosing this property because I simply just really like it. I think it is the best two bedroom floor plan until you get to the sub-penthouse level. It sits on the southwest corner and has great views. The maser bedroom sits on the south face of the residence and has views into the ballpark. The second bedroom is right next to the guest bathroom and has views to the west. The living space has a corner of windows that is angled and gives it a unique feel.

This 18th floor residence is currently listed at $795,000. There have been 4 sales over the last year of the same floor plan, but the 2 most comparable units are #1608 and #1908. The Mark #1608 closed in October 2019 for $762,000. The biggest difference is the view. You might think “It’s only 2 floors lower”, but in reality, it makes a huge difference given the orientation and height of Parkloft to the south. On the 18th floor, the view of the stadium opens up much more. The Mark #1908 sold for $830,000, but again it was 1 floor higher and you saw much more of the stadium. I believe the 18th floor residence is priced to sell.
