Downtown San Diego’s housing market is very complex right now. As a County, San Diego is sitting at a 1.6 month supply of inventory. That is a very strong seller’s market. In Downtown San Diego, there is a very different story if you look at the numbers. As a whole, we are sitting at a 4.4 month supply, which is down from over 6 months in September 2019. The inventory drastically differs when analyzing different price ranges and neighborhoods within Downtown.
If we look at the market above $1,000,000, we are at a 13.1 month supply of inventory, whereas, in the County we are at a 3.8 month supply. If you look between $250,000-$550,000 there is a 2.9 month supply of inventory in Downtown San Diego, but there is only a 0.9 month supply in the county. That means there are more homes selling in a month than there are “active” on the market right now!
